Diversified property investor <a style="color: #333399;" href="http://www.abacusproperty.com.au/" target="_blank">Abacus Property Group</a>, and <a style="color: #333399;" href="https://www.gawcapital.com/" target="_blank">GAW Capital Partners</a> have teamed up to form a new $200-million investment vehicle targeting industrial assets along the eastern seaboard of Australia.
Dubbed &#8220;Abacus GAW Investment Trust (AGIT)&#8221;, its seed assets will be an industrial asset at 182-198 Maidstone Street, Altona, Victoria, with a gross purchase price of $30 million and the recently exchanged site at 2-34 Davidson Street, Chullora, Sydney for $35 million, <a style="color: #333399;" href="http://www.smh.com.au/ The Sunday Morning Herald" target="_blank">The Sunday Morning Herald</a> reported.
GAW and Abacus will respectively provide 90 per cent and 10 per cent of the equity. Fonterra Australia Pty Ltd currently occupies the property and is expected to vacate it next year. Abacus will also extend local property and asset management.
Both GAW and Abacus believe that once AGIT assets stabilises, they will seed a core investment vehicle, which at this stage, will remain unlisted.

The report indicated industrial property is getting attention as supply shrinks due to demand for the land from residential developers. However, the need for storage and distribution centres and warehouses increased to cope with the growth of online shopping.
Abacus managing director Dr Frank Wolf said, the new investment vehicle with GAW Capital reflects the strength and success of the listed firm&#8217;s third-party capital model.
&#8220;We are pleased to align Abacus with another strong institutional partner with complimentary investment skills. AGIT provides a further opportunity for Abacus to co-invest with global capital partners who are also seeking to achieve strong risk-adjusted returns for their security holders,&#8221; Wolf said.

According to GAW Capital president and managing principal Kenny Gaw, Abacus has an extremely strong track record in co-operating with institutional partners and investing successfully in the Australian market.
&#8220;We are excited about the first two assets we are acquiring in Melbourne and Sydney and look forward to more acquisition opportunities in the near future,&#8221; Gaw said.
Knight Frank, an industrial property consultant, reported the total industrial vacancy on the East Coast fell 2.8 per cent over last year and now sits at 2.16 million square metres. It added Melbourne and Brisbane have stabilised, while Sydney continues to record strong activity.
