Singapore’s sovereign wealth fund <a href="http://www.dealstreetasia.com/?s=GIC">GIC </a>is in talks to invest around $250 million in two separate realty projects in India, DEALSTREETASIA has learnt.
In the first instance, GIC is in advanced talks to invest about $150 million in realty company <a href="http://www.vatikagroup.com/">Vatika Group</a>, and may form a joint venture or an exclusive alliance with the latter, for a platform, that will in turn invest in realty ventures across North India.
This comes on the back on GIC investing Rs 150 crore in a JV with the Vatika Group in December 2014 to develop two projects.

In the second instance, GIC is in advanced talks to invest just under $100 million in a residential project of developer <a style="color: #000080;" href="http://www.ambiencegroup.in/">Ambience Pvt Ltd</a>, according to executives aware of the development.
Delhi-headquartered Ambience Pvt Ltd is best known for its two retail assets around the capital city two retail assets – Ambience Mall in Gurgaon Vasant Kunj.
In the case of Vatiaka, if GIC forms an alliance, it will on the lines of other funds such as Blackstone which has an SPV with Embassy Property Developers, Qatar Investment Authorities that is partnering  with RMZ and Mahindra Lifespace Developers that has a tie-up with Standard Chartered Bank.
In December, GIC had  announced that it would invest 30 per cent stake in Indian developer Nirlon Ltd that owns 3.3-million-sq-ft IT park in a Mumbai suburb, in a deal that is worth up to $197 million.
Realty apart, GIC has made a slew of investments in India off late &#8211;  it recently put in $165.5 million (Rs 1600 crore) in Bandhan Financial Services, one of the two new companies that had recently got permits to launch banking services in the country.

Recently, it also made a partial exits from some Indian companies including FMCG company Marico and Edelweiss Financial Services. Last month, GIC also announced that it would invest in a non-banking financial company in India that is set up by Private equity fund KKR &amp; Co LP.
