<h3 style="text-align: justify;">Perennial Real Estate releases two office floors at AXA Tower for sale</h3>
SGX-listed Perennial Real Estate Holdings Limited, <a href="http://www.jll.com.sg/singapore/en-gb/news/415/two-premium-strata-office-floors-at-axa-tower-with-excellent-sea-views-for-sale#.V7_FazYcyOo" target="_blank">has released </a>two strata office floors at AXA Tower for sale by expression of interest (EOI) with prices starting from $2250 psf.
The 21st floor which comprises of eight strata office units and the 35th floor with has six units, can be purchased by buyers on an individual basis or collectively.
According to Services and investment management firm <a style="color: #000080;" href="http://www.jll.com.sg/singapore/en-gb" target="_blank">JLL</a>, strata units range from 1,744 sq ft to 1,959 sq ft.
Mr Clemence Lee, Senior Manager, Capital Markets, JLL said, &#8220;With the recent transactions of Asia Square Tower 1, Straits Trading Building and 110 Robinson Road, we also expect strong interest from investors such as private real estate funds, family funds and high-net-worth individuals (HNWIs) who are looking to have a stake in one of Singapore&#8217;s prime office asset with strong tenant profile.&#8221;
At 8 Shenton Way, the property is also strategically located in the prime Tanjong Pagar area and is set to benefit from the government&#8217;s plan to transform it into a one-stop &#8220;Live-Work-Play&#8221; destination.
&#8220;The rejuvenation of the Tanjong Pagar sub-market and the gradual development of the Greater Southern Waterfront will allow investors to reap strong capital appreciation of the property in the mid to long term,&#8221; added Lee.
Perennial, the largest shareholder of the development, will be overseeing the upgrading works.
<h3 style="text-align: justify;">Kaki Bukit&#8217;s 69 industrial units go on sale for about $38 million</h3>
Developer of Ruby Waterhouse Complex, Ruby Group, is selling off 69 strata-titled units for a guide price of $37.5 to $38.8 million.
This translates to over 53 per cent of the development by share value at an estimated per sq ft pice of $280 to $290 on the combined strata area of 113, 892 sq ft.
The four-storey industrial warehouse complex on Kaki Bukit Road 2 has 25 years remaining on its lease.
According to marketing agent <a style="color: #000080;" href="http://www.cbre.com.sg/Pages/Home.aspx" target="_blank">CBRE</a>, the units are fully tented and held by the company as investment properties. Investors will also enjoy a net return above 6.3 per cent a year.
The portfolio would <a style="color: #000080;" href="http://www.straitstimes.com/business/property/69-industrial-units-on-sale-for-about-38m" target="_blank">preferably be sold</a> to a single purchaser although buyers have the option to also bid for either the 36 units on the ground floor to 33 units on other levels.
Tender for the industrial units closes on Oct 6.
