US-based real estate fund manager <a style="color: #000080;" href="http://www.dealstreetasia.com/?s=Trinity+Investments" target="_blank">Trinity Investments</a> is raising a new fund and expects to close it between $300 million and $500 million.
That would make it the firm&#8217;s largest-ever fundraise, according to PERE News.
The firm &#8211; launched about two years ago &#8211; has got a $100-million commitment from a pension fund based in the Middle East. The first close of the fund, Trinity Asia Fund III, is expected in September.
Founded in 1996 by hotel developer Charles Sweeney, the firm is hoping for a final close for the new fund early next year, the report said.
The firm&#8217;s two previous funds had a broader geographical focus, while the new fund is likely to concentrate on Japanese real estate assets.
The new fund will focus mainly on off-market transactions in Japan&#8217;s major retail markets. The deals will be done through a partnership with a local real estate owner.
Capital from the new fund has not been deployed yet, the report said.
Trinity Investments made its first investment in Japan in 1998, followed by Hawaii during the region&#8217;s property downturn in the late 90s.
In 2010, Trinity-owned Landmark Suites of America teamed up with AREA Property Partners to develop the aging Makena Beach &amp; Golf Resort, a 310-room property in Hawaii. It was completely renovated in two years. Apart from this property, Trinity is currently invested in Le Meridien Hotel, Mexico City, Kaloko Makai in Hawaii, Four Seasons Resort, Thailand, and Tozai Asset Management in Tokyo.
Its <a style="color: #000080;" href="http://www.trinityinvestments.com/#!portfolio/c1px" target="_blank">past investments</a> have mostly been in Japan, Hawaii, along with a few in other parts of the US and Europe.
