Aditya Birla Housing Finance Limited, the mortgage lending arm of Aditya Birla Capital Limited, is raising Rs 2,750 crore (about $305 million) from global private equity firm Advent International, according to an announcement.
The funding is being routed through Indriya Limited, one of Advent’s entities.
Completion of the transaction is subject to shareholder approval, regulatory clearances, and other customary conditions.
The deal values Aditya Birla Housing Finance at Rs 19,250 crore on a post-money basis. Upon completion, Aditya Birla Capital will hold about an 85.7% stake in the company, while the remaining 14.3% will be owned by Advent.
Commenting on the investment, Kumar Mangalam Birla, Chairman of the Aditya Birla Group, highlighted the impact of policy initiatives and infrastructure development on housing demand in India.
“India’s housing sector is at a defining inflection point, driven by progressive policy initiatives such as the Pradhan Mantri Awas Yojana, a sustained thrust on affordable urban housing, and the expanding reach of urban and rural infrastructure,” he said in a statement.
“These reforms have broadened housing demand across diverse income segments and geographies,” he added.
Aditya Birla Housing Finance reported assets under management of Rs 42,204 crore as of December 31, 2025, growing at a compound annual growth rate of 48% over the past three years.
The company said it plans to use the corpus to support its growth plans.
“Today, Aditya Birla Housing Finance Today has a pan-India distribution footprint with a robust omnichannel sourcing network… With this proposed capital raise, we enter the next phase of expansion for our housing finance business,” said Vishakha Mulye, MD & CEO at Aditya Birla Capital Limited.
This is not the first time Advent is investing in the Aditya Birla Group. In 2019, the PE major had pumped in Rs 1,000 crore in Aditya Birla Capital and subsequently exited the company last year.
Advent counts fintech platform KreditBee and Apollo HealthCo among its portfolio firms in India.
