Certus Capital has committed Rs 225 crore ($23.8 million) to Jasani Realty Private Limited, part of the Jasani Group, for a luxury residential project off Carter Road in Khar West, Mumbai.

The project will comprise sea-facing residences managed by a five-star hospitality brand. The investment is structured as secured debentures, repayable by December 2030, and will be used to fund project execution.

This is Certus Capital’s first investment in the branded residences segment. Jasani Group, promoted by Uday Jasani, has been active in Mumbai’s western suburbs for over 20 years.

“Our investment in an under-construction, sea-facing residential development proposed as branded residences in Khar West, Mumbai, highlights the role of private credit in bridging funding gaps across the real estate development lifecycle,” said Sahil Shah, Managing Director, Certus Capital in a media statement.

“At Certus, we focus on structuring the right capital solution for each opportunity, with an emphasis on capital protection, disciplined monitoring and investor alignment,” he added.

Founded in 2018, Certus Capital is a homegrown asset management firm that focuses on structured real estate investments. It claims to have committed about Rs 2,800 crore in secured debt across 24 transactions and completed 11 exits, delivering a net IRR of around 15% to investors.

The firm says it has also advised on transactions worth about Rs 8,750 crore for global institutions including Oaktree, Cerberus and Bain Capital.
