An independent house located on Singapore&#8217;s 9 Cuscaden Road has been put on the market with a price tag of S$160 million to S$170 million (about $118 million to $125 million).
Known as Villa Marie, named after Tan Hoon Siang&#8217;s second wife Marie Windsor, the house which is about 900 metres away from Orchard MRT Station, was purchased in the 1950s. Its owner, Tan Hoon Siang is the great-grandson of well-known philanthropist Tan Tock Seng.
The house was put on sale by the trustees of the estate, who are Tan&#8217;s three sons and Windsor.
While the 25,741 sq ft freehold site is zoned for hotel use, the Urban Redevelopment Authority will consider plans to convert it into a 20 floor residence, said JLL, the marketing agent handling this account as quoted in a <a style="color: #000080;" href="http://www.straitstimes.com/business/property/160m-170m-price-tag-for-cuscaden-site" target="_blank">report</a> by the Straits Times.
Karamjit Singh, an international director for JLL also said that the site could be redeveloped into &#8220;a mid-scale to upscale hotel with about 300 rooms, or a building with up to 185 shoe box units at an average size of 540 sq ft or 50 apartments of 2,000 sq ft each&#8221;, the aforementioned report noted.
&#8220;There hasn&#8217;t been hotel land supply in and around Orchard Road for many years, especially freehold sites,&#8221; said Singh.
The tender will close on May 12.
