Australian boutique investment firm Hamilton Asset Management is raising $9 million through a residential property investment fund to acquire a retirement village in Bundaberg, Queensland.
In an announcement this week, the asset manager said the fund, Hamilton Liberty Villas Bundaberg Fund, is raising $9.06 million and forecasting an initial distribution of 9.02 per cent rising to 10.33 per cent in year five, which will be paid quarterly.
The fund is open to Australian resident wholesale investors with a minimum investment of $50,000.
The retirement village consists of 124 independent living units, and a two-bedroom guest unit as well as community facilities. It also adopts the classic “rental retirement” template, and is designed to attract retirees who are eligible for the Commonwealth Government aged pension as well as rental assistance, it added.
Residents will pay 100 per cent of the Commonwealth Government rental assistance together with a portion of the base pension.
“The property operates on a simple rental model, much like a block of flats&#8230; Accordingly, no undue stress is placed on the property manager. Residents are typically quite healthy and independent. The property is currently 100 per cent occupied, with a waiting list of potential tenants,” said Hamilton executive chairman Steven Pritchard.
The property is in Bundaberg East, three kilometres from the Bundaberg CBD.
