Axis AMC has raised over Rs 400 crore ($58 million) for its maiden real estate fund that will invest in realty companies across major cities in India.
Called Axis RERA Opportunities Fund I, the fund will target investments through a structured debt route at a time when the real estate market in the country is going through tough times. “The real estate market has seen trying times&#8230; Developers have had to navigate through a liquidity crunch and a paradigm change in their business models, brought about by the implementation of GST and RERA,” said Balaji Rao, managing partner-Real Estate, Axis AMC, in a statement issued by the company.
The real estate fund&#8217;s investors include domestic institutions, high net-worth individuals (HNIs) and the sponsor, Axis AMC.
Contours of the real estate business in India have changed over the past few years. While the market has had to contend with the impact of policy reforms such as demonetisation, RERA and GST, experts say the outlook for the sector in the years ahead remains positive.
“This is the opportune moment for value investors to identify and back those real estate players with strong systems and strategies, who can deliver results in these new conditions,” said Rao.
Real estate has been an important asset class for investors. Going forward, demand in realty for mid-income and affordable housing is expected to rise in the backdrop of strong economic fundamentals in the domestic market. With increasing per capita income, the growing aspirational demand of the mid-market segment is expected to further fuel a boom in this sector.
