Real estate advisory firm <a style="color: #000080;" href="https://www.linkedin.com/company/square-yards" target="_blank">Square Yards</a> has acquired Singapore-based property advisory firm <a style="color: #000080;" href="http://www.luxe.sg" target="_blank">LUXE Real Estate</a> for an undisclosed sum.
This strategic acquisition will facilitate Square Yards foray into the prime district areas of Singapore&#8217;s property market, which serves as a major <a style="color: #000080;" href="http://www.investopedia.com/terms/p/preservationofcapital.asp" target="_blank">capital preservation</a> market for investors, given the finite land supply of the city-state.
LUXE real estate specialises in selling luxury real estate properties, often in collaboration with Singapore-based developers like <a style="color: #000080;" href="http://www.cdl.com.sg/app/cdl/index.xml" target="_blank">City Development Limited (CDL)</a>.
The acquisition will also facilitate it to expand its international footprint. Gurgaon-based Square Yards is already present in 20 cities across five countries, claiming to have facilitated transactions worth $350 million to date. Its property portfolio consists of global projects from UK, Bulgaria, Australia, Malaysia and the US.
May 2015 saw Square Yards raise a $6 million pre-Series A round of funding from a syndicate of Singapore and Hong Kong investors as a bridging round. The deal valued Square Yards at $50 million, with the firm claiming revenues of $5.97 million in its first year of operations.
The LUXE team will be joining Square Yards as agents. <a style="color: #000080;" href="https://sg.linkedin.com/in/calvinchao" target="_blank">Calvin Chao</a>, a key executive in LUXE, will serve as the director of international projects marketing in Singapore.
Earlier this month, Square Yards publicly disclosed the acquisition of online discovery portal <a style="color: #000080;" href="http://www.realizing.in" target="_blank">Realizing.in</a>, in a purchase that involved a mix of cash and an equity swap deal. This has granted Square Yards full-stack capabilities with a &#8220;digital + services business model&#8221;, enhancing its value proposition further.
India’s online property search market is intensely competitive, given the surge in investment in recent times. According to a <a style="color: #000080;" href="https://www.kpmg.com/IN/en/IssuesAndInsights/ArticlesPublications/Documents/Indian-real-estate-Opening-doors.pdf" target="_blank">2014 KPMG India report</a>, demographic statistics suggest that India can be a leading destination for global real estate businesses, with an urban population equivalent to the total population of the US and UK and 10 million people migrating into cities annually.
Affordable housing is emerging as a <a style="color: #000080;" href="http://www.kpmg.com/IN/en/IssuesAndInsights/ThoughtLeadership/Affordable_Housing.pdf" target="_blank">key driver of growth in the residential segment</a> of the real estate market. This strong urban growth, coupled with housing shortage, results in estimations that the real estate sector may increase five-fold to reach $676 billion by 2025, providing strong opportunities to global real estate stakeholders.
The market size of real estate in India is expected to increase at a compounded annual growth rate (CAGR) of 11.2 per cent during the period of FY2008 &#8211; 2020, according to the <a style="color: #000080;" href="http://www.ibef.org/industry/real-estate-india.aspx" target="_blank">India Brand Equity Foundation (IBEF)</a>.
Ventures like <a style="color: #000080;" href="http://www.dealstreetasia.com/?s=SoftBank">SoftBank</a>-backed <a style="color: #000080;" href="https://housing.com/" target="_blank">Housing</a>, <a style="color: #000080;" href="http://newscorp.com/" target="_blank">News Corp</a>-backed <a style="color: #000080;" href="https://www.proptiger.com/" target="_blank">PropTiger</a> and <a style="color: #000080;" href="http://www.commonfloor.com/" target="_blank">CommonFloor</a>, which is backed by Tiger Global, <a style="color: #000080;" href="http://www.accel.com/" target="_blank">Accel Partners</a> and <a style="color: #000080;" href="http://www.googlecapital.com" target="_blank">Google Capital</a> compete against legacy firms like <a style="color: #000080;" href="http://www.timesinternet.in/" target="_blank">Times Internet</a>-promoted <a style="color: #000080;" href="http://www.magicbricks.com/" target="_blank">MagicBricks</a>, <a style="color: #000080;" href="http://infoedge.in/" target="_blank">Info Edge</a>’s <a style="color: #000080;" href="http://www.99acres.com/" target="_blank">99acres.com</a> and Chennai-based <a style="color: #000080;" href="http://www.indiaproperty.com/" target="_blank">IndiaProperty</a>.
Amidst these market developments, Square Yards plans to expand internationally, aiming to have a presence in 20 global destinations in second half of 2015, as well as build alliances in key international markets.
