Straits Trading and Hanwell Holdings have acquired properties in Japan while Shinvest has divested a leasehold property in Singapore.
<h3>Straits Trading acquires Tokyo building</h3>
Straits Trading Company is purchasing a freehold six-storey rental residential apartment in Tokyo, Japan, for about S$5.4 million ($3.96 million). The acquisitive transaction is funded by internal resources and bank borrowings and is being transacted through its subsidiary Straits Real Estate.
Completed in May 1991, the property has a net lettable area (NLA) of 2,000 sq m comprising 96 apartment units with an occupancy rate of 99 per cent. It is surrounded by various schools and local amenities and is located within 9-minutes’ walk from two subway stations.
According to Straits Trading, this translates to a strong appeal to corporates and young professionals, as well as providing asset diversification to its existing residential portfolio.
The latest acquisition is aligned with the firm&#8217;s strategy of deploying capital from its existing property portfolio of high-quality, low-yield investment properties into opportunities that may generate higher returns.
<h3>Hanwell Holdings acquires Osaka property</h3>
Hanwell Holdings, a provider of consumer essentials, is acquiring an Osaka property for JPY 575 million ($4.82 million). The acquisition is to be funded through internal resources.
In a filing, the company said: “The property is strategically situated in the entertainment area of Dotonbori which is Osaka’s most famous tourist destination that offers ample lifestyle, food and beverage amenities. The property has the potential to be a core investment of the company.”
Through its subsidiary Nagomi, it purchased the property, which is located at Osaka-shi Chuo-ku Dotonbori 1-chome. The new asset comprises a five-storey building with an underground basement that has a total floor area of 427.78 sq m and land area of 93.56 sq m.
<h3>Shinvest subsidiary sells property</h3>
Sin Hong Hardware, a wholly-owned subsidiary of Shinvest Holding, has sold its leasehold property at 2 Kwong Min Road to Tong Tar Transport Service for a consideration of S$4.4 million ($3.23 million).
The property is a single-storey detached factory that sits on a land area of approximate 5,356 sq m. This disposal is expected to generate net proceeds of S$3 million that will be used to pay its bank loans and generate working capital.
