<a style="color: #000080;" href="http://www.ticon.co.th/">Ticon Industrial Connection PCL (TICON)</a> plans to invest 33.176 billion baht ($926.2 million) in Thailand and other ASEAN countries over the next five years.
Of the total, it will invest 16.597 billion baht in Thailand, 5.91 billion baht in Indonesia and the rest 10.669 billion baht in other countries.
The source of funds will mostly come from <a style="color: #000080;" href="http://www.ticon.co.th/en/treit">TICON Freehold and Leasehold Real Estate Investment Trust (TREIT)</a>, which generates the annual revenue of 3 billion baht for the company, and the remaining from cash flow and loan, TICON’s managing director Virapan Pulges said.
“Only in 2016, we will invest around 4.288 billion baht. We will spend 3.451 billion baht on the expansion of factory for lease and warehouses in Thailand, 689 million baht in Indonesia and the rest in other countries,” he said.
It plans to have additional space of 110,000 square metres for factory-for-lease next year, of which 40,000 square metres will be in Thailand, 50,000 square metres in Indonesia and the other 20,000 square metres is being considered to be beought in Vietnam, Myanmar or Malaysia.
For warehousing expansion next year, it will increase the warehouse capacity in Thailand by 200,000 square metres, 100,000 square metres in Indonesia and the other 25,000 square metres in other countries.
Meanwhile, the Office of Securities and Exchange Commission has approved T-REIT to increase its registered capital. It expects to raise 3.2 billion baht through selling 140.95 million trust units, of which 140.95 million units will be right offering and the other 83.35 million units will be public offering at the price of 10 baht each.
This additional capital will enlarge the size of TREIT from 4.285 billion baht to be 7.504 billion baht. The move will not only boost the financial liquidity but also attract more local and foreign investors, he said.
After raising funds, TREIT plans to invest in 155,182 square metres of warehouses owned by Ticon Logistics Park. &#8220;TREIT&#8217;s policy calls for at least two dividend payments per year at the minimum ratio of 90 per cent of adjusted net profit, making it a very interesting alternative for those looking for consistent returns over the long term,&#8221; he cited.
TICON expects the revenue will touch 5 billion baht in 2015, down from 6.164 billion baht in 2014.
It recorded the net loss of 22.85 million baht for the first nine months. However, it will receive the extra profit from selling its asset into the trust worth 3.2 billion baht. Therefore, it expects the net profit in 2015 will be slightly less than 761.74 million baht in 2014.
In 2016, it aims the revenue growth of 5-10 per cent from 5 billion baht this year thanks to its expansion of factory for lease and warehouses.
So far, around 32,875 square metres of rental space for factories and 157,618 square metres for warehouses are occupied. The company says it is confident of hitting the sales target of 50,000 square metres for factories and 250,000 square metres for warehouses by the end of this year.
