India: 360 ONE Asset's real assets platform raises $254m

360 ONE Asset on Monday announced that its real assets platform has raised nearly $254 million (Rs 2,300 crore) through its category II alternative investment fund (AIF), within four months of the launch of fundraising.

The fund is designed to capitalise on opportunities across infrastructure and income-generating commercial real assets. It has already deployed the majority of its committed capital, with the balance expected to be invested shortly over the coming months, the firm said in a statement.

Key transactions include investments alongside Knowledge Realty Trust, Vertis Infra Trust, Maple Infrastructure Trust, and Brookfield’s Bluegrass Business Park.

Alongside the fund’s commitments, the real assets platform has also mobilised funds from its proprietary network of UHNIs and select marquee family offices across India. The AUM of the same stands at Rs 10,000 crore as of September 2025.

Leveraging 360 ONE Asset’s real assets expertise, the fund provides investors access to opportunities with select institutional partners. Its approach combines cash-yielding core assets with late-stage development projects that offer asymmetric upside, creating a diversified and resilient return profile.
