Sacramento County Employees’ Retirement System (SCERS) has committed $20 million to Seven Seas Japan Opportunity Fund, a $250-million real estate fund managed by Seven Seas Advisors Co. Ltd.
The commitment, which was made in February, marked a new relationship with Tokyo-based Seven Seas Advisors made by SCERS, the pension fund said in a March investment report.
Separately, SCERS also committed $30 million to Oaktree Power Opportunities VI and sold its interest in Accel-KKR Capital Partners IV for $19.7 million.
JR Pearce, senior investment officer at SCERS, said that within Asia, the $13 billion pension fund was looking for opportunities in Japan, South Korea, Southeast Asia, and India, as well as a “broader Asia” region that includes Australia and New Zealand, according to a meeting minute on March 16.
SCERS’ real estate actual invested allocation was 7.8% as of December 31, 2021, which was below the new target allocation of 9% but within the target range of 7%-11%.
SCERS’ past real estate investments in Asia funds include Carlyle China Project Rome Co-Investment, Carlyle China Realty, and LaSalle China Logistics Venture.
The real estate portfolio has delivered an 8.8% return for the pension fund since its inception, it said.
Seven Seas Advisors, founded in 2009, is operated in real estate investment and management, debt investments, corporate revitalization, and asset management.
Within real estate, the firm seeks opportunities in leased assets, operational assets, value-add assets, development assets, and rights adjustment type transactions.
It typically invests in offices, residential, retail, hotels and service facilities, commercial facilities, logistics facilities, and golf courses.
